UHome Mortgage works with self employed borrowers, business owners, 1099 contractors, commissioned earners, and real estate investors every day. Depending on your situation, income may be documented using tax returns, bank statements, profit and loss statements, assets, or rental income from an investment property. For some qualified borrowers, we also offer No Ratio programs that require no income documentation at all.
Not necessarily. UHome Mortgage can begin by discussing your goals, estimated income, budget, and general credit profile without pulling credit at all. When a credit report is needed to move forward, we offer a soft credit pull upon request, which lets us review your credit profile without affecting your credit score. If a hard inquiry is ever required for final approval, we will tell you beforehand so nothing touches your credit without your knowledge.

This is one of the most common loans we arrange for business owners in Georgia, Alabama, and Texas.
A DSCR loan, short for Debt Service Coverage Ratio loan, is an investment property mortgage that primarily qualifies the property based on its expected rental income rather than the borrower's personal employment income. Many DSCR programs do not require W-2s, personal tax returns, or traditional employment verification, although credit, down payment, reserves, and property requirements still apply. Investors use DSCR loans to grow rental portfolios without their personal income limiting what they can buy. For investors who prefer not to document income at all, a No Ratio option may also be available.

For qualified borrowers, UHome Mortgage offers No Ratio loan programs that require no income documentation and no employment verification, meaning no W-2s, no tax returns, no pay stubs, and no debt to income calculation. For a primary residence or second home, our consumer No Ratio program qualifies you on your credit history, down payment, and reserves instead of your income, and is available in Georgia and Texas with a short homebuyer education course. For investment properties, a No Ratio option is also available that qualifies without documenting your personal income. These programs require a strong credit profile and meaningful reserves, and are designed for borrowers whose finances are solid but whose income does not fit traditional documentation.
It depends on the loan program. Conventional loans commonly require a minimum score around 620, while FHA, VA, non-QM, and other programs may allow different credit profiles. Your credit score is only one part of the decision. Income, debt, down payment, reserves, payment history, and the property also matter. Because we broker with multiple lenders, we can often find a program match where a single bank would say no.
